Whenever we are evaluating a property for a client or exploring the next market we want to invest in, we turn to AirDNA to provide real data from properties already operating as short term rentals. You’ll see data like potential income, average daily rate, and top performing properties to help you get an idea of what will set you up for success in that market. 

Hospitable

Every short term rental owner needs a solid property management system to connect your calendars and manage guest communication. 

We’ve tried two different PMS options and so far, Hospitable takes the cake. Their messaging features are my personal favorite and I also prefer the integration they have with the booking platforms above systems. 

PriceLabs

Optimized pricing so you can get the most out of every booking. Let’s be honest, if your pricing strategy is off, this will impact bookings and your bottom line.

PriceLabs allows you to set custom rules and looks at the market to help determine your prices. 

RankBreeze

A tool to help you see where your property falls in the Airbnb rankings and how you can better optimize your listing. 

Your property name, images, and description are key to making sure your listing appears in search results on Airbnb. RankBreeze helps you see where you fall and offers suggestions on what you can do to improve your listing to get more bookings. 

Minoan

Planning to furnish a short term rental? Save on brands like Wayfair, Article, West Elm, and hundreds more. 

We just furnished our Airbnb and saved over $1000 on furniture, decor, and supplies by leveraging Minoan. It’s a platform designed for the short term rental industry and we’ll continue to use their services of our properties and client properties. 

StayFi

Have more control over your business by collecting emails of guests who stay at your property when they connect to your wifi.

I can’t stress the importance of building your brand and having more ownership over getting bookings at your vacation rental properties. StayFi helps you build your email list by collecting guest info at any of your properties when they connect to your WiFi. Now when you have a new property that goes live, you can send the link to the contact list you already have vs. hoping Airbnb will push it for you. 

Convertkit

The ultimate email marketing platform that connects to StayFi and allows you to create opt-ins on your own direct booking site so that you can market to potential and past guests. 

I’ve used Convertkit in my other business for years. They are the best platform for building your email list both for guests that stay at your property and potential guests that land on your direct booking website. Their automation and tagging features make it easy to stay connected to past guests and increase your bookings with new guests. 

Turno 

Schedule, pay, and find vacation rental cleaners for your listings. 

Your cleaning team is everything in this business and Turno makes it easy to automate this process. With inventory lists and checklists for your cleaners, each turn should be seamless. Payouts happen automatically for each turn and you can easily connect this to your PMS so your cleaners are notified when a new booking hits the calendar.
